Finding an apartments in Japan can be a daunting task, since most dealings are usually done through estate agents rather than landlords. There is usually a minimum contract length and usually they require you to speak Japanese, since most estate agents are not able to communicate in English.
Most companies also require you to provide them with a guarantor, who usually has to be your company or a Japanese national who has a steady income.
Then there is the terminology which baffles everyone.
- tetsukekin - which reserves the apartment and is usually deducted from the initial payment.
- hoshoukin - is a deposit, which is usually refundable when you move out.
- shikikin - to cover for damages to the apartment
- reikin - also known as key money in Japan - this is usually an amount given as a gift to the landlord for letting you stay in the apartment.
- chukai tesuryo - this is the commission that the estate agent receives for introducing the room to you.
This usually adds up to about 6 months rent. which means you are likely to pay about \300,000 to \400,000 before you even move in.
